Terms & Conditions

Please read your Rental Property Agreement carefully before you begin your vacation. Any monies received by Aint Life Grand Vacations (herein referred to as ALGV) for occupancy of Vacation Property indicated the acceptance of the terms of our Rental Property Agreement in full. All policies are strictly enforced. It is the responsibility of all guests and members of their party to be familiar with all policies pertaining to rental.

RENTER REQUIREMENTS
For legal and accounting purposes, the person placing the reservation must be the same as the credit/debit card holder. This person is the Guest. All other persons involved with the rental are the Guest’s invitees, and all discussion regarding reservation, cancellation, and damage policies will be discussed with the Guest, not the Guest’s invitees. The Guest understands that ALGV rents to responsible adults over the age of 23 ONLY.

DOWN PAYMENT/ PAYMENT
Reservations for 30 days or less:
A reservation for 30 days or less can be made with a 50% down payment paid by credit card when the reservation is made. Full balance is due and will be charged 7 days prior to scheduled arrival date. The credit card must have an expiration date that extends beyond your stay. If a reservation is made less than 7 days prior to arrival, full payment is due when the reservation is made. 

BALANCE PAYMENT
Reservations for 30 days or less:
Balance is due no later than 7 days prior to your arrival date. If no other payment is received 7 days prior to arrival, ALGV will automatically run the balance on the credit card on file. You can keep the balance payment on the same credit card used for the initial payment, you can call with a different card, at least 10 days prior to your arrival. 

DAMAGE POLICY

A damage protection policy (“Vacation Rental Damage Plan”) with Rental Guardian is available and recommended for all reservations. This Vacation Rental Damage plan covers unintentional damages to the rental unit interior that occur during your stay, provided they are disclosed to management prior to check out. The policy will pay a maximum benefit of $1500. Any damages that exceed $1500 will be charged to the credit card on file. If you damage the real or personal property assigned to your rental accommodation during the trip, the Insurer will reimburse the lesser of the cost of repairs or replacement of the property, up to $1500. Certain terms and conditions apply. The Vacation Rental Damage must be purchased at the time of booking. By submitting payment for this plan, you authorize and request Rental Guardian to pay directly to Aint Life Grand Vacations any amount payable under the terms and conditions of the Vacation Rental Damage plan.
As a condition to the rental of all Vacation Properties, Aint Life Grand Vacations reserves the right to charge the Guest’s credit card for any and all uncovered Guest/Invitee caused losses and damages sustained to the Rental Property throughout the duration of their period of occupancy. In the event of any uncovered Guest/Invitee-caused loss or damage to the Rental Property, including, but not limited to, undue cleaning, eviction, service calls, service charges, fines/assessments, repairs or replacements, plus all applicable taxes, Aint Life Grand Cabin is hereby granted the right to charge the Guest’s credit card. An itemized statement outlining all associated costs will be sent via electronic mail to the email address submitted by the Guest at such time as the reservation was booked. By written or electronic endorsement of this Agreement, the Guest hereby agrees to pay for all such charges, as defined above and on the proceeding pages.

UPON ARRIVAL

Look around the property. If there are concerns or issues with your rental property, please immediately contact our team 803-220-7959. (IMPORTANT: if there is no answer leave a message, followed by an email to aintlifegrandcabin@gmail.com). Include detailed information as well as pictures when applicable. No refunds or considerations are given unless we are notified of problems during your stay within 24 hours of check in.


EMERGENCIES/ MAINTENANCE

In the event of a problem getting in the property or if there are problems with condition or functionality of the property, please immediately contact us 803-220-7959 and aintlifegrandcabin@gmail.com. If it is after business hours, we will make every effort to return your call as soon as possible. It is important to leave a message and send an email if there is no answer.

ARRIVAL TIME

Check in is any time after 3 pm. Early check in’s may be considered pending other reservations and the housekeeping. Unless you have specifically arranged for an early arrival time, please do not arrive at the property before your scheduled check in time.

DEPARTURE TIME

Check out is at 11 am. Your prompt departure is required so we can inspect and prepare the property for incoming guests. A very late departure may be arranged for $75, pending other reservations and the housekeeping schedule. If you have not arranged for a late check out, you may be charged $35 for each hour beyond 11 am you are still on property, at a minimum of one hour. If the Rental Property has not been vacated by 3 pm, a fee equal to the rental rate of 2 ½ days may be assessed.

CANCELLATIONS

Cancellations and reschedules may be made up to 10 days before the first day of your reservation. 50% of the paid prepayments refundable when cancelled 10 days before arrival or earlier. 0% Refundable if cancelled after.

Cancelations or reschedules made with 30 days notice will result in full 100% refund. 

This loss can be avoided if Rental Guardian Travel Insurance was purchased and the reason for cancellation is covered under the travel insurance policy. All reservation changes must be acknowledged in writing. Note that Rental Guardian Travel Insurance is distinct and separate from the required Rental Guardian Damage Plan.

POWER/ WEATHER RELATED CANCELLATION

Aint Life Grand Vacations does not issue refunds due to acts of nature such as: weather, road conditions, snow or storm conditions, power outages or forest fires, but Rental Guardian Travel Insurance does provide some protection against these instances. If the property is uninhabitable due to such circumstances and you did not purchase insurance, reservations can be rescheduled for future, comparable dates within one year of the reservation date.

BE PREPARED TO TRAVEL DURING WINTER WEATHER (October-April)

Winter weather in the Blue Ridge Mountains can occur from October through April. For your safety, please be prepared to drive in snow and ice. This requires 4-wheel drive, good tires and snow chains. We highly recommend parking on the lower portion of the driveway during winter storms. It is the Guest(s) responsibility to be prepared for hazardous road conditions. There will be no reimbursement or rescheduling as a result of weather conditions.


CHANGE IN NUMBER OF GUESTS/CONDUCT OF GUESTS

Guest agrees that the number of people stated on the reservation and agreed upon at the time of booking shall not be exceeded on the premises. Unauthorized people on the property at any time will result in a double charge for each additional guest or a maximum occupancy charge (whichever is more) in addition to any and all damage, disturbance, and additional cleaning charges. The rental is neither intended for parties nor large social gatherings at any time. Exceptions are made on an individual basis – please contact Aint Life Grand Vacations for prior approval. If there is excessive noise/music, illegal activity, or evidence of violation of these policies, you may be asked to vacate the premise without refund and additional charges may be assessed. Please inform us of any change in the number of guests before your arrival to avoid these charges and so the Rental Property can be prepared appropriately for your group. If you have been approved to bring additional Guests, which exceeds the maximum capacity of seven adults. You will be charged an additional $50.00 per night, per Guest.


CLEANING FEE(s)

A non-refundable cleaning fee is required with all reservations. Guest(s) are required to follow all check out procedures detailed in this agreement and leave the property in the same general and good habitable condition it was in when the Guest(s) arrived. Undue and/or unreasonable cleaning of the property shall be charged to the Guest’s/Cardholder’s credit card as an Additional Cleaning Charge at a rate of up to $45/hour, with a one hour minimum for housekeeping. This also applies to the property exterior, grounds, and BBQs. Additional Cleaning Charge at a rate of up to $45/hour for spa, drain and refill will require an additional fee of $150.

CLEANING/CHECKOUT REQUIREMENTS

  1. LOCK UP: Please make sure to Close and Lock Up ALL Windows and Doors. Turn off all lights & return any moved furniture back to its original place.
  2. TRASH: Tightly Knot Trash Bags and put them in the provided cans in the garage.
  3. LAUNDRY: Place all used bathroom towels, hot tub towels, remove all pillowcases and sheets from used beds and leave in a pile on the floor of the laundry room. Not to worry leave the beds unmade.
  4. KITCHEN: Please run the dishwasher the morning of your departure and if possible return all dishes, cups, cookware and utensils to their proper cabinets and drawers. Please do not leave opened food in the refrigerator or appliances, trash or take it with you.
  5. OUTDOOR FURNITURE: Kindly put back any patio furniture that was moved back in place and use the covers for the outdoor patio furniture, which are left in the storage bin on the deck. Return adirondack plastic chairs and fire pit to the garage, empty fire pit of any remaining debris into the provided tin bin and cover firepit with provided cover.
  6. THERMOSTAT: In warm weather June through August, leave A/C Thermostat at 75 degrees. In winter months October through February set to 60 degrees.
  7. HOT TUB SPA:
    1. Add Chlorine as necessary by following the “Easy Guide” by the hot tub.
    2. Set Hot Tub temperature to 100 degrees. 
    3. Secure the Hot Tub by ensuring the clips are secure on all sides, including the back.
    4. Ensure the stereo power switch is in the off position (o) if applicable.
  8. WATER FAUCETS: Please make sure ALL of the water faucets in the cabin are shut off before your departure. We are on well water so it is imperative all water be turned off, should you fail to do so, you security deposit will be forfeited.
  9. GRILL: Ensure the Grill Grates are cleaned using the provided wire brush, outside of grill is clean, main gas valve is turned off (on deck behind grill) and the grill cover is on.
  10. FIRE PLACES: Please ensure all Gas Fire Places are turned completely off to include the pilot light.


LINENS & TOWELS

Bath towels, sheets, pillows and blankets are provided. We do not provide any linens or towels for outdoor use except for spa use. DO NOT take the property’s linens or towels outside other than designated spa towel use. Bring items with you that you may need for outdoor adventure. Please allow us to wash the unit’s linens unless you need clean linens during your stay. Extra sheets and towels are provided if you are staying a week or longer (otherwise one set per guest are provided where laundry facilities are available).

SMOKING

Smoking is NOT permitted in any Aint Life Grand Vacations property. Smoking is allowed outside, as permitted by law, and if butts and ashes are not left behind. Do not throw butts on the ground or bring them into the unit. If there is any tobacco smell in the unit after your departure, there will be a minimum $250 charge. Oil lamps and incense are not permitted due to the long-lasting odor. If these policies are violated, there will be a charge for excessive cleaning.

PLUMBING

Do not put any feminine products in the toilet. Plungers are provided if a clog occurs. Please do not pour grease down the drain, utilize glass jar provided. Conserve water when possible.

CABLE TV, INTERNET & PHONE CALLS

All properties are privately owned and have different subscription packages for cable and/or satellite and internet. Aint Life Grand Cabin does not guarantee any programs, events or receptions.

PETS

Pets are not allowed on any Aint Life Grand Vacations property, with the exception of licensed and certified therapy dogs. Documentation may be required. In the event of a pet guest accompany, pets are not permitted on any of the furniture and limited to the 1st floors only. Pet pick up of waste is the owner’s responsibility.

LEFT ITEMS

Please check carefully for belongings before you leave. Left items can be mailed to you if requested and may be charged shipping costs to the credit card on file. Aint Life Grand Vacations is not responsible for lost or missing items.

RIGHT OF ENTRY

Guest(s) agree that Aint Life Grand Vacations reserves the right to enter the rental property any time to investigate disturbances, check occupancy, check for damage, to make such repairs, alterations or improvements as we may deem appropriate, in which case prior notification will be given.

OUTDOORS SURVEILLANCE DEVICES ON PROPERTY

For the protection of the property there are two outdoor security cameras installed at the main entrance of the home facing the driveway. Host promises that the use of the camera and its data will only be used for the sole purpose of protecting and securing our property. We live in a different state, so the cameras protect and secure our property when the home is vacant.

WAIVER OF LIABILITY FOR SPA or JACUZZI: The Guest(s) understands that there are special risks involved in the use of Spa or Jacuzzi. Guest(s) is aware there are potential dangers to children who are not carefully supervised, as well as any person using spa, hot tub or Jacuzzi too long or if a person has health risks, is intoxicated, using any kind of drugs or medication, or is pregnant. Guest(s) agrees to waive any claim whatsoever against Owner of property for accidents or injury arising from use of spa, hot tub or Jacuzzi. Guest(s) agrees that he/she is responsible and liable for any damages that occur to the spa or Jacuzzi through their or their guest’s misuse or negligence. Should Guest(s) contaminate the water with sand or suntan lotion by not abiding by the rules, Guests agrees to an additional charge of $150.00 to cover the cost to drain, clean and refill the tub and remediate the contamination to the filtering system. The spa is serviced prior to check in; please notify us if you feel the water is contaminated and do not use the SPA or JACUZZI until it has been serviced if in doubt. In consideration of my anticipated stay, I agree, intending to be legally bound hereby, that the property owners and their heirs, servants, agents, contractors, and employees shall not be liable for my injury or death, or the injury or death of my invited guests. This Disclosure and Waiver of Liability is incorporated into the Terms and Conditions of my contract.

INDEMNIFICATION & HOLD HARMLESS

While ALGV and its Property Managers/Owners strive to maintain its Rental Properties in the finest condition, no guarantees are expressed nor implied regarding suitability or for any particular purpose. All Guest(s) and their invitees use the Rental Property structures and premises at their own risk. ALGV and its Property Manager/Owners shall not be held liable or otherwise responsible in any way for injury to any Guest and/or their invitees that is caused or permitted to be caused by the intentional or unintentional acts of said Guest(s) and/or invitees, or by the failure of structures, appliances, (including hot tubs and BBQs) furnishings, and/or other equipment, whether by malfunction, misuse, acts of God/nature, and/or are otherwise naturally occurring. No guarantees are expressed nor implied as to the suitability of utilities and other services provided to the Rental Properties and adjacent structures and premises. No guarantees are expressed nor implied regarding the suitability/compatibility of materials utilized in the construction of the Rental Property and/or its contents. ALGV and its Property Managers/Owners shall not be held liable nor otherwise responsible in any way for allergic reactions to Guest(s) or invitees, caused or permitted to be caused by materials utilized in the manufacture of the Rental Property and/or its contents, nor from mold and/or airborne spores, nor from pet/animal allergens, nor from chemical agents including, but not limited to appliances, linens, carpeting, utensils, fixtures, hot tubs, and/or other equipment. By written or electronic endorsement of this Agreement, Guest(s) and invitees hereby agree to forever hold-harmless and indemnify ALGV and its Property Managers/Owners from and against all claims, demands, loss, liability/responsibility of any kind and character, including cost of defense, arising out of or in any way connected with the Guest(s) or Guest(s) invitees use of the property.
